Quebec Welcome Tax Refund: How to Claim Up to $5,875 in 2026

If you bought your first home in Quebec in 2026, you can get up to $5,875 of your welcome tax back through the new refundable tax credit for access to homeownership. You can receive it with your tax return, or sooner by requesting an advance payment from Revenu Québec before December 1, 2026.

How much can you get back?

The credit refunds 100% of the first $5,000 of welcome tax paid, then 25% of the next $3,500. The maximum is $5,875.

Welcome tax paidAmount refunded
$3,000$3,000
$5,000$5,000
$6,000$5,250
$8,500 or more$5,875

The credit is reduced if the property is worth more than $750,000: 2.35% of the portion above that amount is subtracted. At $1,000,000 or more, there is no credit. For example, on an $850,000 home the maximum drops from $5,875 to $3,525 ($5,875 − 2.35% × $100,000).

Do you qualify?

You qualify if you meet all of these conditions

  • You bought after December 31, 2025.
  • Neither you nor your spouse owned a home you lived in during the 4 calendar years before the purchase. For a 2026 purchase, that means 2022 to 2025.
  • The home becomes your principal residence within one year of the purchase.
  • You live in Quebec on December 31 of the year of purchase.
  • You or your spouse paid the welcome tax to the municipality.

The credit also applies, with no first-time buyer requirement, if you buy a home better suited to a person with a severe and prolonged disability.

You don’t qualify if you or your spouse lived in a home you owned since 2022, if the property is worth $1,000,000 or more, or if you won’t live in the property.

Option 1: the advance payment (before December 1)

This is the fastest way to get your money back. Revenu Québec has been accepting requests since October 2026.

Advance payment conditions:

  • your expected credit is over $1,000;
  • the property is worth $1,000,000 or less;
  • you have already paid the welcome tax bill;
  • you accept direct deposit.

Steps:

  1. Pay the welcome tax bill from your municipality and keep proof of payment.
  2. Gather your documents: deed of sale, welcome tax bill, proof of payment.
  3. Log in to Revenu Québec’s My Account for individuals and complete the advance payment request. A paper form is also available.
  4. Send the request by December 1, 2026 for a 2026 purchase.

If you haven’t received your municipality’s bill yet, you won’t be able to request the advance payment this year. You’ll claim the credit on your tax return instead.

Option 2: your tax return

If your credit is $1,000 or less, if you missed the deadline or if your tax bill arrives late, claim the credit on your Quebec income tax return for the year of purchase (2026 return, filed in spring 2027). Because the credit is refundable, you receive it even if you owe no tax.

Real-life examples

Sarah buys a $380,000 condo in Laval in March 2026. Her welcome tax is $3,810.50 (standard brackets). It’s under $5,000, so the credit refunds all of it. She can request the advance payment as soon as she has paid her bill.

Kevin and Amina buy a $650,000 duplex in Montreal in June 2026 and live in one unit. Their welcome tax is $8,349. The credit is $5,000 + 25% × $3,349 = $5,837.25. They pay $2,511.75 out of pocket.

Frequently asked questions

My spouse and I are buying together. Do we get two credits?

The credit is based on the welcome tax paid for the home, up to $5,875. Revenu Québec will specify how it is shared between co-buyers.

I owned a home 10 years ago. Do I qualify?

Yes, as long as neither you nor your spouse owned and lived in a home during the 4 calendar years before the purchase.

Is the credit taxable?

No, it is a refundable tax credit paid by Revenu Québec.

Can I combine it with other programs?

Yes. It adds to the federal first-time home buyers’ tax credit (up to $1,500), the Quebec first-time home purchase credit (up to $1,400), the HBP and the FHSA.

Planning your first purchase?

The credit arrives after you pay the tax, so you need to budget for it upfront. Read our complete Quebec welcome tax guide or start your free pre-qualification.
